Fire-damaged Cobh house sells for €44k over asking price after online auction

The dilapidated property sold for almost €200,000 after a bidding war

A dilapidated Cork home severely damaged in a fire in 2021 has sold for €44,000 above its initial asking price via an auction on an online bidding platform.

No 48 Gardiners Walk in Cobh was put on the market with an asking price of €150,000 on January 24.

Pictures of the property on Daft.ie show a four-bedroom home gutted by fire. Some of the house’s front windows are boarded up, and most of its interior walls and fixtures have been badly burned and blackened by smoke.

On February 16, the house was auctioned on Youbid.ie, a digital portal for live online property auctions.

Amid a quick succession of bids from six different parties, the 158sqm home’s price had jumped up to €194,000 before the auction concluded some 90 minutes later.

Youbid associate director Brigid Downes said online auctions were beneficial for buyers in that they can see how the bidding on their desired property unfolds before deciding to make an offer themselves.

She said that No 48 Gardiners Walk was one of a number of properties auctioned by the platform that day.

“We had a variety of properties on offer at our latest auction, from homes in prime rural locations to fixer-uppers, to commercial premises, and there was great deal of interest,” she said.

Another property in need of significant refurbishment — a three-bedroom, home in the townland of Lissahane near Listowel, Co Kerry — also sold for well above its asking price after a similar bidding battle between two prospective buyers.

The original €66,000 asking price rose to €85,000 just two minutes after the online auction began.

Bidding for 3 bed with floored attic in Finglas to begin from €350,000

A modern, detached residence with a floored attic in Finglas is being brought to auction by online estate agent youbid.ie.

Indicative of the current housing market, bidding for Number 3 Clancy Court, in Finglas, begins at €350,000.

The property – which is being sold with the benefit of vacant possession – has a large rear garden and driveway to the front.

Measuring 80 sqm, the house has an entrance hallway, guest toilet on the ground floor, kitchen and dining area, sitting room, two double bedrooms and a single bedroom, and a family bathroom.

A three bed by HJ Byrne on Kilshane Road has a guide price of €295,000 and a terraced house brought to market by DNG on Hazelcroft Road is on at a guide price of €250,000. Obviously, condition of property and outside space are also factors in the pricing.

The double-glazed home on Clancy Court is close to a variety of sporting and leisure facilities, such as Tolka Rovers FC and Erin’s Isle GAA club, along with being situated close to Charlestown SC and DCU Sports Complex.

Prime location properties in Wexford up for auction

A partially completed, five-bedroom detached home with stunning views of the Hook Peninsula is one of six residential Wexford properties going under the hammer in an online auction.

Bidding for the two-storey, house in Ramstown, located 2km from Fethard-on-Sea, begins at €145,000 and with stunning views of the surrounding landscape and Carnivan beach just a short stroll away from the 190 sq metre property it’s in one of the most sought after areas in the county.

Hook Lighthouse and Loftus Hall are 10-minutes away by car with New Ross and the N25 just 30 minutes and 25 minutes away, respectively.

Internally, the downstairs sitting room of the house has a chimney suitable for a stove and the kitchen and dining room, utility room, sunroom and two double bedrooms, which have potential for ensuites, are also on ground level.

Four Kerry properties included in next Youbid online auction

Mulcahy is appointed to Youbid.ie’s Limerick office

Youbid.ie has appointed chartered surveyor Tomás Mulcahy to its Limerick-based team to help drive growth in the online property auction portal.

Mulcahy returns to his native city after living in Dublin for work and college for several years.

He graduated from Technological University Dublin in February 2019 with an MSc in Real Estate after previously graduating with a BA in English and Geography from Mary Immaculate College in October 2017.

He joined JLL in September 2018, where he initially worked in the Office Tenant Representation division, later moving to the Office Agency department. He undertook his APC Assessment to become chartered, which he passed in March 2021.

National online auction platform Youbid.ie has appointed Brigid Downes as Associate Director.

Ms Downes has more than 10 years’ experience in the property auction industry and has contributed significantly to the success of Youbid.ie – a division of Limerick estate agents O’Connor Murphy – since its launch last May.

She has worked for almost seven years with the company, which also has offices in Cork and Dublin and last year announced a strategic commercial partnership with QRE Real Estate Advisers.

The Limerick native studied Business and Tourism at Limerick Institute of Technology before sitting IPAV exams at Cork Institute of Technology.

“At the beginning of 2020, our strategy was to hold six public auctions which would be followed by an online auction to assist in selling the unsold lots from in-room,” said Ms Downes.

“Another success was 3 The Dunes, Dunfanaghy, Donegal which had a reserve €95,000, but sold for €231,000 – almost two and a half times its reserve – after 135 bids.

“In Dublin, 81 and 82 North Strand Street had a reserve of €360,000, but after 245 bids they sold for €606,000.
